Property Owner Terms – Summary of Key Terms

1. Appointment
By entering into a management agreement with Kindred Spaces Ltd (“Kindred Spaces”, “we”, “us”), you appoint us as your agent for the purpose of:
- Marketing your property for short term or holiday letting
- Setting and managing pricing
- Managing bookings
- Communicating with guests
- Coordinating guest turnover and property readiness
Kindred Spaces acts as an independent contractor and not as an insurer of the property.
2. Services Provided
Where Full Management is selected, services may include:
- Listing creation and optimisation
- Multi platform distribution
- Dynamic pricing management
- Guest vetting and communication
- Booking administration
- Guest issue resolution
- Turnover coordination (cleaning and laundry)
- Consumables management
- Maintenance coordination
A full schedule of services is provided within the signed management agreement.
3. Term of Agreement
Two agreement options are available:
Fixed Term
An initial 12 month term, followed by a rolling monthly agreement unless terminated with 30 days written notice.
Rolling Term
A minimum 3 month initial period, followed by a rolling monthly agreement with 30 days written notice required for termination.
Full termination provisions are detailed in the signed agreement.
4. Management Fees & Charges
Management fees are charged as a percentage of booking revenue, as agreed individually with each Property Owner.
Additional charges may include:
- Cleaning and laundry services (charged on a pass-through basis at cost)
- Consumables (charged as a per stay operational fee)
- Maintenance and repair costs
- Platform commissions (retained by booking platforms)
A full breakdown of charges is provided in the signed agreement and reflected within monthly statements.
5. Disbursements
Funds received from booking platforms are disbursed to Property Owners monthly, typically within 14 days of the end of the previous calendar month, after deduction of:
- Platform commissions
- Management fees
- Cleaning and laundry costs
- Approved property expenses
6. Forward Reservations
Where bookings are confirmed prior to termination (“Forward Reservations”), management fees remain payable in accordance with the signed agreement.
If the Property Owner elects to self manage confirmed bookings following termination, a reduced marketing commission may apply to reflect services already provided.
7. Property Owner Responsibilities
Property Owners remain responsible for:
- Legal compliance, licensing, and planning requirements
- Fire, gas, and electrical safety compliance
- Maintaining adequate insurance cover
- Maintaining property availability and accurate calendar management
- The cost of repairs, damage, or maintenance not recoverable from guests
Kindred Spaces does not guarantee occupancy levels or income.
8. Repairs & Maintenance
Kindred Spaces may arrange repairs or maintenance where reasonably required to:
- Protect guest safety
- Prevent further damage
- Maintain the property in a lettable condition
Emergency works may be instructed without prior approval where necessary.
All associated costs remain the responsibility of the Property Owner.
9. Liability
Kindred Spaces’ liability is limited to the amount of management fees paid within the 12 months preceding any claim, or the cost of replacement services, whichever is greater.
We are not liable for:
- Acts or omissions of guests
- Platform actions or penalties
- Market conditions affecting performance
- Events beyond our reasonable control

10. Data Protection
Kindred Spaces processes personal data in accordance with applicable data protection legislation and our published Privacy Policy.
11. Governing Law
All agreements are governed by and construed in accordance with the laws of England and Wales.
